Post or Ask something here in 'Woolwich' ^ Woolwich Vista - RepossesionsLike many of the new developments in Woolwich and West Thamesmead, the Vista buidling has seen a number of repossesions so watch out for the history of the flat you are looking at and the potential neihgbours. Unfortunately, I think an address with a "bad" history can impact your credit rating even if it nothing to do with you. Woolwich has a long way to go and its way back up to being a safe and nice place to live. Right now, unless Woolwich is exactly where you need to be for work, family, etc, I would recommend you look somewhere else to a place which does not have problems Woolwich does today. I really like the flat but the are does look and feel a bit dodgy. Does anyone know this area and whether it might be a good buy? I am hoping that the dlr etc will improve the area but it really going to improve in 5-10 years rather than the next 2 years? The DLR benefit are probably already factored into prices in the area, but do not expect an overnight improvement in Woolwich the day after the first DLR train rolls in. Any improvement will be over a long period, 5,10 maybe more years. Trust your gut feeling. If you dont like the look and feel of an area on the day you buy, I think it is unlikely that you will grow to like it. Whatever your decision - Good luck! Post reply -->London Woolwich 24 Oct ^ WoolwichConnaught Mews isnt a development Matt, its conversion of the old military hospital isnt it and I think its beautiful. They have a very strong management committee there too and I think the place is very well looked after. All areas of London look a bit dodgey apart from those which will cost you five times as much to buy :) The DLR is coming in a few months. There is now talk of a bridge aswell. You pays your money and takes your chance - where else have you looked? Have a google for the regeneration plans for Woolwich. It has a lot going for it and I do so hope it returns to its former glory. ^ Woolwich buying a flat connuagh wayi use to live in the army houses juat a few yard ,s away and it it is very ruff lots of one pareny familys and a lot of unemployed young crowed so i would say a no no buy in the new arsnal same distance Post reply -->London Woolwich hth 13 Jan Woolwich Regeneration of Town CentreI am so looking forward to the opening of Woolwich Arsenal DLR Station opening in early 2009 and the new Civic Centre building and of course the new Tesco store which will follow to compliment the existing Sainsburys, Somerfield and Lidl stores as Woolwich needs them all. I hope other shops and businesses in the area will also be given a face lift and a lick of paint to brighten up Woolwich Town Centre. Finally I hope bus services will be improved to provide fast direct links to and from Woolwich Arsenal Mainline and DLR Stations so the new station will be fully intergrated with local bus services. Post reply -->London Woolwich 18 Oct Woolwich ShopsI would like to see Woolwich Town Centre become a proper town Centre again with shops open until about 8pm Monday to Saturdays and 10 -4 or 11-5 on Sundays so people can shop after work or at the weekends. People travel to out of town stores as the local town centre shops are closed when the want to shop after work or weekends and local shops loose business. Lets hope this will be looked at as part of the Woolwich Town Centre regeneration scheme. Post reply -->London Woolwich Hannah 26 Sep ^ Woolwich Woolwich on the up!It's unfortunate that the "University of Greenwich" has abandoned it's original site. This town used to be full of little Cafes' and resteraunts that catered for the Students and which I liked. I'm not sure how I view the departure or the RA, they were an integral part of this town but could cause problems of a weekend. The town is on the up. Greenwich council is spending a lot on regeneration and, with the redevelopment of the Arsenal, Professionals are moving in. This can only be good for the area. As will the Pedestrian area on Greens End and General Gordon Place which will be a nice area in the centre of Woolwich Town Centre for people to enjoy while visting Woolwich. Yes like any area there are a few people who try to spoil things for others but they can be dealt with. On the whole Woolwich is on the way up and I look forward to the continued regeneration of the area. Post reply -->London Woolwich Susie 25 Oct Woolwich Its good to hear some positive, optimistic commentsIts many years since I lived near Woolwich - I have lived in Norfolk since 1972 but my son is now working in London and checking out the new flats by the river in Woolwich. I have been concerned as it does seem to have a rough reputation so its been very pleasant to hear people's views on here. If the majority of decent people in the area would just keep talking up the place and urging changes, it could be a lovely area to live in very shortly. I am not sure about the riverside developments however I have just moved to Woolwich from Clapham and it is not as bad as people say it is. The people are friendly here and they are not snobby. You do get more for your money here property wise and the new DLR coming in should really change the area for the better. Hope someone can answer your question regarding the riverside developments!!! Post reply -->London Woolwich Tracy 21 Sep ^ Woolwich ArmouriesHi - my boyfriend and I (late 20's) have bought one of the Armouries flats due to be completed next spring (2009) - we are just wondering if anyone is in the same position and thinking about whether or not to proceed with the sale? Mine is probably less of an issue with safety - I felt people were very approachable and friendly and the station is close enough for me to feel quite confident with the walk home after work. My issue is more about the property prices falling and the fact that an area of regeneration relies so heavily on investors, who seems to be steering well clear of the market right now. Has anyone heard anything about renegotiating on the prices or anything? I just dont know if it's better to cut and run, but thats a big deposit! But then the DLR should improve the prospects greatly - has anyone got any opinions or advice that can help me make a decision!? Thanks! Its a worry that the economic crisis is now in full swing but hopefully this will not affect the regeneration planned for Woolwich, particularly as it will be a stop over for the Olympics. Re the price of the new builds - at the moment it appears up to 20% discount can be negotiated off newbuilds all over the London area. What sort of price did you sign up for and what is the agreement details? Hang on a while til nearer exchange date and then think about renegotiating the price. The builders will be very very keen to get people into the flats and you will have the upper hand at that point. This was at a time when prices were still increasing and confidence was high. We haven't had to part with any more cash, and the rest is due on completion (Spring 09). At least we still have a few months to think about this. I think you are right about waiting til nearer completion to renegotiate on price - I'm just hoping that the DLR helps us out a bit and keeps the value up!! The development itself is lovely, and the quality of the flats is excellent so I think people still might like to live here when it's all done. Thanks again for the advice. If they asked £320k at the peak then 10% below that would be £288k - which gives you a fair amount of dosh to pay for the service charges :). You could chance your arm further - see how the current crisis pans out. Have you checked the site house snake which tells you what properties have been reduced in an area by just entering a post code? If you keep an eye on that it will give you ammo to back up a drop in price nearer the time. The flats are affordable and refurbished to a good standard. The area is well served by bus routes 161, 178, 244, 291, 386, 469, 486 and route 89 stops on Shooters Hill. The area is a short bus ride from Woolwich Arsenal DLR Station which opens very early in 2009. North Greenwich Station and the 02 Arena is also only a 15 to 20 minute bus ride away by routes 161 & 486. Woolwich, Eltham, Welling & Bexleyheath town centres are also close by. Post reply -->London Woolwich Eva 5 Aug ^ WoolwichI work at the QE hospital. It is very clean .I have also had the misfortune of being an in patient for many months during the last 6 years. Any hospital is as you find it at the time and so your experiences could be good or bad. As a patient in cardiac my experiences of care were excellent . However A and E can be a struggle as many locals use it as a doctors surgery. Many doctors and nurse live in the blocks in the surrounding areas . I am female and mid-twenties and often have to walk home in the dark, and have not yet had any trouble (been living here a year). Some areas are worse than others and there are estates to avoid but I think overall for the price of property, and investment potential I think it is worth it.
