Docklands Advice on a good area to buy & then rent a flat in Docklands?Hi My husband and I are thinking of buying a 1 bedroom flat, possibly in the Docklands area to rent out. After doing some research as to what is on the market rent wise and what those properties are currently selling for I have a good idea of the money side of things. The problem is I don't have a huge knowledge of the Docklands area and need to know the most favourable areas for renting out. I hadn't realised the area was quite so big and don't want to make a mistake buying in the "wrong" area. My aim would be a nice new simple flat, easy to rent out to city/docklands workers. I thought of asking local Docklands estate agents but wasn't sure how one-sided their view would be! Anyone out there who has any knowledge of this area and could spare a few moments to pass on some advice? I would be very grateful. The best place to buy is the Isle of Dogs because of its proximity to Canary Wharf or Wapping because you can walk to the City. Wapping is very expensive and Isle of Dogs has more to choose from, places like Burrells Wharf with a swimming pool etc are great for young professionals. There are some good free property magazines that come through the door and they give you a very good picture of the Docklands. I think one of them is actually called Docklands and might be worth getting hold of. Also get the Wharf free newspaper as that gives you an idea or rentals and areas that are popular. The Island is a great place to live and my properties are never empty. Renting is easy. Beckton and Rotherhithe are not as good and Wapping is premium but for best value the Isle of Dogs remains the best place to buy and rent out. You can pick up a one bedroom flat at a good price. Make sure you get a parking space, absolutely necessary if you want to get the best rental price for your flat. From there take the eastbound Jubilee Line to Canning Town, then the Docklands Light Railway (Beckton train) to Custom House which is right by Excel. If you buy a one-day travelcard this will cover the Underground & Doclands trains. You can have a gin and tonic or cappuccino and travel in comfort and London is so beautiful from the river.
